What is an infrared electrical inspection?
Energy is one of the biggest fixed costs on most commercial and institutional budgets, and failing connections, overloaded circuits, and aging lighting are usually where the risk — and the savings — are hiding. Kay-Bee Electric offers complimentary infrared thermal imaging inspections and preventive maintenance programs for commercial, industrial, and institutional facilities across the St. Louis metro, so you catch problems before they cause downtime instead of after.
An infrared electrical inspection, paired with a preventive maintenance review, checks your building’s electrical systems for early signs of failure: overheating connections, worn breakers, overloaded circuits. It also flags where inefficient lighting and motors are driving up your kWh and demand charge. We typically look at:
- Lighting fixture inventory by area (interior fluorescent, exterior HID, parking lot pole, exit signs) with LED retrofit candidates flagged
- Motor inventory across HVAC, pumps, and process equipment, with VFD and high-efficiency motor candidates flagged
- Service entrance and panel-level demand profile, including power factor correction opportunities
- Sub-metering opportunities for multi-tenant buildings to enable accurate tenant chargebacks
- EV fleet charging infrastructure assessment for facilities planning to electrify a delivery, service, or pool vehicle fleet
You’ll get a written report that itemizes every finding, the estimated kWh and dollar savings, the utility rebate available, federal tax credit eligibility where it applies, the install cost, and the simple payback in years. You decide which items to move forward on. Learn more about ENERGY STAR commercial guidance at EnergyStar.gov and federal energy guidance at Energy.gov.

Why schedule an inspection, and what are my savings options?
Based on the inspection findings, our team recommends an energy conservation plan to implement the savings opportunities with the strongest payback first. The plan helps your organization capitalize on the energy management incentive programs and tax credits currently offered through Ameren Missouri’s BizSavers commercial rebate program, federal Section 179D commercial building energy efficiency deductions where applicable, and the federal 30C Alternative Fuel Vehicle Refueling Property credit on EV charging infrastructure.
- LED retrofit on interior fluorescent fixtures and exterior HID pole lights, with Ameren BizSavers rebate filed by us on your behalf
- Variable frequency drive (VFD) installations on HVAC fans, chilled-water pumps, and process motors for kWh + demand reduction
- Power factor correction capacitor banks on services where the utility power factor penalty is hitting the bill
- Sub-metering installations for multi-tenant buildings, common-area allocation, and process-load accountability
- EV fleet charging infrastructure (Level 2 networked chargers, load management, billing integration) with 30C tax credit coordination
Kay-Bee’s engineers and project managers handle the rebate paperwork, the permit filing, the install, and the post-install verification documentation. The goal is a simple payback that pencils, a real reduction in your operating cost, and a documented project file you can show to the board or the owner. For backup power integration that pairs with battery storage and a generator, see our Backup Power page. For institutional facilities with K-12 or healthcare scope, see Institutional Services.

Excellent job!!Posted on Google Mary WeinmanTrustindex verifies that the original source of the review is Google. Beyond impressed and satisfied with Kay Bee Electric! They were kind, efficient, quick, knowledgeable, trustworthy and did a fantastic job. Corrected the issue without trying to sell us on much more costly work another company had insisted we “had to have” at the cost of thousands of dollars and Kay Bee fixed the issue to code for under $300. HIGHLY recommend!Posted on Google Rebecca CaldwellTrustindex verifies that the original source of the review is Google. I have used Kay Bee three different times and all have been great! We have had a variety of jobs done; total replacement of electrical panel to upgrade it, moved an electrical outlet to higher in the wall for tv, replaced four lights with wafer lighting, and updated all electrical boxes on our main floor). They take care of you in a couple of days and offer a good price. They brought all materials needed, and when I added more tasks, Scott called the main office and had the supplies delivered that day so he could complete the job. You can trust them to take care of you without killing the bank account. This last time, Scott came out and he did a super job. He has worked for the company for over 20 years, that says something about the company.

Frequently Asked Questions
Wondering whether your facility has real lighting or energy savings on the table? Call (314) 837-3308 or request a free infrared inspection across the St. Louis metro.
Yes. The walk-through, the thermal imaging scan, and the written inspection report are complimentary for commercial, industrial, and institutional facilities in our service area. The report is yours to keep regardless of whether you choose to move forward with any of the recommended upgrades. We can only recover our inspection cost if you decide to do the work, so we have a real incentive to recommend only the upgrades that actually pay back.
Yes. We are familiar with the Ameren Missouri BizSavers program for commercial customers, including the prescriptive lighting rebates, the custom rebates for non-standard projects, and the documentation requirements for post-install verification. We file the paperwork on your behalf, coordinate the pre-approval (required on larger custom projects), and handle the inspector visit. The rebate is paid directly to you or applied as an instant credit at install, depending on the program track.
Depends on the existing fixtures, the operating hours, and the Ameren rebate on the new product. For most commercial interior retrofits replacing T8 or T12 fluorescent, simple payback (gross install cost minus rebate, divided by annual kWh savings times your blended rate) lands in the 18 to 36 month range. Exterior pole lights and parking lot HID retrofits often pay back faster because the existing wattage is higher and they run longer hours. The inspection report shows the exact payback per fixture group so you can prioritize the items that pencil best.
